hey guys! back with me again, laura angelia and in today's video i'll be sharing all about inspection what you need to consider, the checklist and everything i know about it so if you're interested, please keep on watching if you're new to my channel, welcome! and thank you for watching click the subscribe button to join my youtube family and like this video to make my day

so yeah, without further ado let's get intothe video if you have been watching my other videos regarding this topic i assume you know what you wanted in terms of place to live you know what to consider, and you probably have already looked around online and now it's the crucial part, which is inspection! basically what you're going to do on theinspection day is to check if what they're showing and what they are saying online is real because obviously they are selling the room, so

they're probably only showing you the best part of it and trying to hide every flaw things possible but don't worry because i'm here to guide all of you to go through the inspection day so just take a pen and notes and you'll be alright ok! first thing first! make sure you don't waste your precious time because you're going to spend everysingle day in that place so make sure you know what you wanted

and just stick with it because regret is the very last thing that you want if you think the rent price is too high, don't go for the inspection if you think you won't like the area if you think the room is gonna be too small for you because trust me at the end of the dayyou won't pick that place so save your time, save your money, and save your energy because believe me there's always gonna be a room that just perfect for you

don't worry alright, so after you have the list of all the places that you want to inspect make sure that you screenshot from the website that you find the listing from so that you can check back all of the details of the place try contacting the landlordand arrange the inspection time after you get the complete address, just go straight to google maps and check the location check if it's easy to access from the public transportation and if you already got a job

check how would you reach your workplace from there this is really important for time efficiency on the day of the inspection try arriving in 15 to 20 minutes early and start inspecting the area first is it a nice neighborhood? look around, see the people.. is it safe? is there any construction nearby?is it gonna be noisy? how close it is to the convenience store? is there a new restaurant nearby?

because all these things would affecthow would you live in the future too so take a good look around, okay? if everything looks fine and you're okay with it you meet the landlord andstart inspecting the actual place here are the list that you need to check number one, the people who are you going to be living with this is very important because you're not only going to see them every single day

but you're also going to cooperate with themregarding all of the house works and probably many other things too are they student? are they working?what time do they usually go out? because if you both need to use the bathroomat the same time in the morning you need to cooperate how their behavior?what they do during the day and the night? are they religious? are they smoking? are they lgbt? or are they vegan? if this is going to matter for you you definitely need to ask these things beforehand

number two, the room is it fully furnished? usually a good room would have : a bed, a pillow, blanket and also a spare bed sheet, pillow sheet, and also blanket. just in case if you need to wash it check if all of them are washed, clean and comfortable for you to use because if they are not, you're gonnaend up buying your own which would cost about $100 for everything

a good room would also have a bedside table, a lamp, a built-in robetogether with the full length of mirror don't forget to check if they haveheater in the room and if it's working well because you're going to definitelyneed them in the winter check the lights and also the lamp if it's working ask them if the bulb went out what you should do and lastly, it would be a huge plus if they also have tv, air conditioner, a big window for ventilation, and also bed comforter number three, the tools

check for washing machine, dryer, heater, air conditioner, and dishwasher not every apartment would have all ofthem if they provide all of them make surethe electricity bills included in the rent because if it's not included in the rent, trust me it's gonna be hella expensive but if they don't provide all of them you can definitely expect less for the rent fee number four, the kitchen ask if they are sharing allof their kitchen utilities because if they are not you're going to buy your own

which is gonna cost you more again look for a place where they shareeverything and check the condition too check if they have oven, microwave, toaster, blender, and water heater you are so blessed if they have all of them and it is shared because it's going to save you a lot of moneyif you can just cook at home and this is really important also check their exhaust fan because usually all of them are shitty it would be a huge plus if the exhaust fan is working well

because it can suck all the smoke from your cooking and it also can prevent your room to be all smelly number 5, the bathroom check the cleanliness of the bathroom see if the bathroom is dry, no hair falls around and no hair fall clogged around in the sink hole usually they would keep the bathroomvery clean when someone is going to do an inspection but one tip try to open the seat toilet

because a clean apartment or a cleanhouse will always clean them very properly if they're not, then probablyit's not a clean apartment number six, the position of your room i know this might seem a minor issue but i would personally prefer a room that is near to front door next to the bathroom away from the dryer machine and not too close to the kitchen number seven, the gimmicks

these are the things that is optional but a huge plus if they do have it if you're inspecting an apartment youshould check if they do have a gym if they provide to you parking spot mailbox, pool, probably a study or a lounge area or even a barbecue area but if you're inspecting a house unfortunately you won't get any of it you can also check if their tv is working and if they have a netflix account to share most apartments don't have any lock in the doorbut mine does

so yeah if they do have a lock in the door just make sure they do have aspare of the key in the house so if you lock yourself out you can still get in happened to me number eight, the price make sure that the price is including all ofthe bills like the gas, the water, the electricity, and also wi-fi some of them would be pretty tricky they would say

yes the price is including the billsexcept electricity it's gonna be better if the electricityis also included in the price of the rent because the electricity bills is usually going to be shared to everyone in the house and it usually fluctuates like probably it's going tobe very high on the winter time and very low in the summer time but it really depends on how much you use the electricity just imagine if you don'treally use a lot of electricity but your housemate is using of theelectricity

which is probably unfair because you're gonna share everythingevenly so yeah i think it's gonna be better if everything is included in the rent if you think the rent price is already high enough don't even bother to pay more for the electricity try to bargain the price if you can and bond money is usually four weeks rent but try to check if you can pay lower that that will be great

number nine, the space usually they're going to provide you a spacein the kitchen and also in the bathroom so don't be afraid to ask for all of them okay? last but not least :number ten, the rules first, you need to check if they havea contract for your lease if yes, how long? and if not, that's really good! just ask them if you want to move out how many days or how many weeks of prior notice

that you have to give to them second, you need to check if they have a cleaning roster for the shared space and ask how would they clean it check if you need to pay more for theshared things in the house like toilet paper, dishwashing liquid, cleaning liquid, or anything else this is really important to keep the shared space asclean as possible and the third check if they really have a house rules check if you can brings any friends to visit or hang out and anything you want to ask basically

so yeah that's all i have for you guys today i know it's a bit long but i just want to share all my knowledge to all of you so that you won't have any struggle to find a perfect place to live in australia with that said, i guess this is gonna be the last video about this topic so in the next videoi'm gonna be talking about how to find a job in australia make sure you won'tmiss it by clicking the notification bell below and you can also follow me in allmy social media link is going to be in the description box and yeah! i'll see you guys on my next video
